Basically I am looking for your thoughts & ideas - if there would be interest in the following:

SolDuc River
Shuwah Hole - downstream for 2000'
1/4 - 1/2 acre lots for LEASE
Non-Permanent type of structures; RV, Park Model, Tent
Full Utilities
Easy access off Highway 101
25-30' river bank
Plenty of room - Easy walk to river
Lease Price - $1000 a year
Lease Terms - 25 year or 50 year (with financing possible)
Lease could be gifted but not sublet
Property Owner lives on-site
Property Owner has approximately 20 sites available

Drift, it appears they are only looking for long term leasee's 25 or 50 year terms, So that would mean 25 or 50k due.

Length of lease would be a little much for me, especially if it is all paid up front. The yearly rate is good though. Would utilities be paid ?

Length of lease, would be nice to see pics and show some of the amenities that would be available.
Your asking very esoteric questions with very limited information available, we need lots more information.
A lease is paid on a yearly or monthly basis, I have never heard of one that is paid all at once.

not for it limmited bank acess as is. like it that way

kinda like what they did on the boggy on all thouse plunking shacks on the big bend took a good plug hole up.

that's the spot i'm talking about danny, i'm trying to think of anywhere else there is a bunch of plunking shacks at? i fish the bogey quite a bit and that's the only spot i can recall unless it's below wilson's

Thanks for the replies! Sorry for the delay; but I am a working gal too!

First Shuwah hole is more commonly called the Iverson Hole.

We can't show enemities @ this time because this is a work in progess. We can build to suit. This is truly feeling out your thoughts and reactions.

The utilities would be power with 30 amp services but you would pay your own monthly power bill. The landowner would provide and maintain the sewer line and water line. There could be an annual maintenance fee of approx. $200 to offset property maintenance, utility and road costs.

The closest boat launches are approx. 1/2 mile upstream on Maxfield road and 4 miles downstream on Whitcomb Dimmel road. BUT you could ideally tie up your boat on this property shoreline. The landowner is not against building a boat launch facility on this property.

This is not a time share; no reservations - your lot would be available 24 / 7 / 365! The landowner will be responsible for property taxes and county permits.

Here is a few scenarios that might work if you rather finance:
50 year 20% down finance ($10,000) @ 7% your monthly payments would be $240.68
25 year 40% down finance ($10,000) @ 7.5% your monthly payments would be $110.85
15 year 60% down finance ($9,000) @ 8% your monthly payments would be $57.34

This would be a legal - binding contract. Multiple ownership will be considered prior to signing.

Remember this contract could be gifted to your children or grandchildren.
