3.25% 15 year fixed.

These rates are out there, and if you have good credit and a steady job, I'd jump on that.

I am not a residential lender, don't want any business from folks here on that, just letting you folks know. Please use a community bank, credit union, or a reputable mortgage broker. Don't go to one of the majors on this.

just did my truck at my credit union drop my rate 2.25 percent

we started looking for some property in forks...hahhah...either a cheap house...or just cheap property in town...might as well...seams like a good time to buy...just gotta pay that truck loan off...hahahaha...c

Did that, and they are higher than Oly Fed, where I am now.

If that were to occur, I would retire, and I could make house mortgage payments with my retirement income. Not my preferred alternative, but certainly doable. Not to mention that we're making two mortgage payments - still have the condo that we could sell at the current market without losing money, just not making much either.

You forgot to italicize "some."

As a point of clarification, exactly what is a "community bank?" Some that look local have branches all over the state. Is that community? Even Oly Fed has 4 or 5 branches, and I assume they are community, but they don't have the lowest rates.

A community bank is one locally owned, primarily by private shareholders, not by institutional investors. Assets are usually under $2 billion. We are around $670 million.

Oly Fed is a community bank, so is Timberland. Anchor Bank, well, an institutional investor bought over 50% of their stock recently, so who do you think will drive the ideals of that already seriously troubled "community" bank? Another few good community banks in the Oly area include, Heritage Bank, Thurston First, and South Sound Bank. We work with many of these banks on a regular basis.

Sterling and Umpqua banks are examples of regional banks. Umpqua is in good shape. Sterling has some challenges still.

Bank of America, US Bank, Chase, Key, Union Bank of CA, Wells, and a few others are folks you should probably want to stay away from.

Another thought. With rates being down so low for so long why would any one have waited till now to do a refinance?

Uncertainty in the market, their job situation, working really hard to stay ahead, lazy, etc. Lots of reasons.

Working for myself and needing to now show proof of income rather than "declared".. . .while the value of my house has also dropped by $180k from what it was inflatedly appraised at when I bought my ex out in 07'.. . . .

Well that is one reason .. .. .

I was lucky to lock 4.75% on a 30 yr fixed before the value of my house took a dump. 3.5% sounds awful good... but I don't know if I'll be there long enough to recoup another 8 grand in closing costs.

I'm at 4.5%, so I feel your pain.
