Honestly I do not know,,, who really knows with physical Gold/Silver... Everything is going to get re-valued... Still not a bad idea to have it since that is what will back the world economic and financial system..

Property? Not a bad idea but not houses,,, farm land would be the best,,, cleared land with good soil...

Stay away from fossil fuels... We wont be using much of those pretty soon ,, we are going to transition out of them fairly quickly... I mean we will still be using them for a good while but the transition out of them will start very soon... Electric cars/batteries will not be what replaces gas and oil either... We are going "Zero point" free wireless energy for most everything... Anti gravity...

If I were going to say invest in anything I would say invest in Mercury, magnets and "swastika's" because that is the future... That is how you generate zero point energy and zero/anti gravity...
