His advice is solid and NOW is the time to buy and rent.

There are plenty of steals out there right now that are automatically in the black.

Of course if you already are maxxed out, you're out of luck. And if you bought anywhere around the peak ( '06, '07) you are quite likely under water and out of luck......for a long time to come.
