ok...............here goes. time to suck up the pride and ask for serious help.
my parents/i are in serious need or a home to rent. they are in the process of filing brankruptcy (sp) due to alot of reasons. they have never missed a house payment until 3 months ago when my mom lost her job, which means loss of medical. my dad is retired and gets paid monthly. my parents both take quite a bit of medication and that is the reason for missing the house payments. my dad makes enough on retirement to not get medical help (they have tried)....
the house payment here is $2000 a month. my parents tried to get a home modification thing done. but nothing happened because they made to much money before my mom lost her job.
the bank forclosed on the house and is now doing an accelerated forcloser......my parents were told they had up to a year to move out after the house was put in forcloser.
here is the problem where we need the help. one thing leads to another and we have 11 cats. my sister (her cat had the kittens) is moving to california and taking a couple of them. but still we have enough cats that it is damn near impossible to find a place to rent.
the cats are all very clean and my dad will not get rid of them. they are family.
i have searched everywhere for housing, but i just do not know where to look anymore and we are running out of options very fast.
we do not know what else to do......................
thanks

If they just missed their first house payment 3 months ago, they should be in no hurry to move. We have a house down the street that it has taken 2 years for the bank to get back. My father had bought a house in OKC then passed away a year and a half ago,I quite making his payments and tryed to give it back and still took over one year. Tell them to stay and save their money....

Banker here. I have 5 properties I'm foreclosing on at the moment.
First of all, I'm sorry your family is in the situation you are facing.
At the minimum it will take the bank working on the foreclosure at least 6 months through all of the filing dates and notice periods to get to the point of getting you out of the home. On top of that, bankruptcy (BK) stops all collection and foreclosure activities. That means the foreclosure process cannot move forward until the BK process has been completed. Once your parents have emerged from BK the clock starts ticking again.
In all likelyhood, you have 9 months minimum. Probably more if you are dealing with a large bank like B of A. Unless you are with a community bank, modifications are difficult to achieve.
This is a life changing moment for your family. Time to make some big changes.
1. Get rid of the cats. Pare down to one or two, but asking a landlord to take you in and "trust" that 11 cats (minus a few your sister is taking) are clean is ridiculous. Are they all spayed and neutered? Your $800 deposit will not cover the cost to replace carpets, seal floors and walls, and repaint the home. Time to man up and deal with reality. Failure to do so will limit where you and your family live.
2. DON"T EAT OUT. This is the biggest waste of money. Fix all of your meals. Have dad go look for a job, have mom look for a job. (They probably are, but some folks just shut down and give up.) Has mom applied for unemployment, or is she ineligible? Minimize what you do to spend money. If you are of working age, get a job and contribute to the household expenses.
3. In the mean time, try and sell the home if there is any equity. Sell items that you may not need at your new place.
I wish you the best in this situation. This is an excellent time for YOU to look at how your parents got into this situation so that YOU don't follow in their footsteps. I'm sure your parents are great people. Crappy stuff happens to great people sometimes, and they don't deserve it.
I hope everything turns out well for you and yours. I'll think some good thoughts for you and yours.

You have to convince dad to lose the cats. He is being stubborn about it because its one of the last things he can control right now.

You might look over the meds list and see if any can be replaced with generics, you might be suprised on what you can save since your Mom lost her insurance. Best of Luck

Who holds the mortgage? Does the bank actually have it or was it divided up into a million pieces? May be able to delay the foreclosure mill that way? Anyone talk to a lawyer?

Who holds the mortgage? Does the bank actually have it or was it divided up into a million pieces? May be able to delay the foreclosure mill that way? Anyone talk to a lawyer? If the mortgage was sold on the open market to a secondary investor, you will likely deal with a trustee owned by the lead bank who originated it. B of A uses "Recontrust", and other banks have their own trustee organizations. They consolidate the interests of different tranche owners of each loan, but the lead bank usually maintains the "servicing" rights. It is what it is. Between trying to work out a modification and filing for BK, that is the best thing you can do to delay the actual foreclosure, but it will not stop it, ever. Like I said before, if they have equity, try to sell the house. As far as the cats are concerned, the kitten rescue facility in Shelton is top notch. They were the source of a number of our kitties over the past 15 or so years. They take great care of the animals and find good homes for them.

Short sells are not easy to get approval for, and can take a very long time to go through even if you do. Most homes I see foreclosed on now were in a short sell situation before the foreclosure went through. My daughter and her husband were house shopping and just bought one, but we looked at a lot of foreclosed houses for them. Unfortunately, none were in decent shape for the price demanded for them.
We've found out that a short sell is not the easy answer everyone thinks that they are.

I hope everything turns out well for you and yours. I'll think some good thoughts for you and yours. great advice. there is no equity in the house, mom was not eligible for unemployment, the cats are all fixed and clean....but true its hard to trust that, i have been trying desprately to find work to help out but havent landed anything, the only person working in the house right now is my sister...........who is in fact the actually cause of all my parents problems in the begining (but she is daddy's little girl so he wont kick her ass out) nor will he make her ride the bus to work so he takes her daily. my sister filed bankruptcy and screwed my parents on everything they co-signed for my parents are great people like most, and my dad just cares to much about his kids to let them fail. my sister has came first over thier own well being. anyway....... im hoping this takes more then the 2-3 months the bank said. bank of america sucks when it comes to working with anyone. they did a drive by evaluation of the house, said it was worth 350k....then 1 year later dropped the price by 1/3 of what they loaned my dad....due to the house a few doors down selling for 230k.

Its about time your Father man up and grow a pair. Since when does he turn into a child because of the animals? Dump this back in his lap since he is the biggest obstacle. Find a friend to move in with as a back up. It would be tough to get a rental without signing a lease and your parents p r o b a b l y cant qualify due to NO JOB. Where you WANT to live is irrelevant. Go live where the jobs are. By the way, you cant afford internet or cable TV, cat food or Litter box clay. How many cell phones? Find a food bank and go register. How old are you? Do you have a good driving record? In the meantime, you need to contact all the drug companies your family is supporting and ask for major discounts.
